Sue Ross Legal are working with a well-respected, regional firm of solicitors for the recruitment of an Assistant Conveyancer based in Sheffield city centre. You will be joining a busy conveyancing department, managing day to day operational duties and proactively progressing the Conveyancing case load. Duties will include;

Purchase:

  • Requesting money for searches
  • Dealing with proof of funding and action accordingly once in receipt of the same
  • Preparing all initial letters to the estate agent and the seller’s solicitor
  • Checking initial instruction forma and refer to the relevant person in probate if a Will is required and / or instructing or advising the client of a surveyor if required
  • Checking and reporting to client’s upon receipt of completed searches
  • Raising enquiries, if necessary, with the sellers solicitor, communicating more technical enquiries to the fee earner to deal with and chase where necessary
  • Checking mortgage offer and referring to the fee earner’s to if necessary
  • Preparing mortgage deed and certificate of title
  • Reporting to client with mortgage deed and obtain signature
  • Reporting to lender if necessary
  • Checking initial paperwork (help to buy only), reporting to client with MD to sign and submit form 1 and form 2 as appropriate
  • Reviewing client response form regarding joint ownership
  • Undertaking final checks on file to ensure all signed papers in and searches and funds available
  • Submitting reports on title if necessary
  • Exchanging contracts

Sale:

  • Requesting Title Deeds
  • Requesting redemption figures
  • Memorandum of sale / chase memo of sale
  • Preparing letters on receipt of memo of sale
  • Preparing contracts – if first registration or complex title / query – refer to fee earner
  • Sending standard enquiries prepare letter to client
  • Liaising with clients for any queries and additional information
  • Sending contract to client once approved – refer any amends to contract to fee earner for sign off
  • Upon receipt of redemption figure, sending a copy to client
  • Upon receipt of transfer deed, checking and sending to client for signature
  • Replying to requisitions and have signed off by fee earner
  • Undertaking final check on file to ensure all signed papers in and redemption figures correct
  • Exchanging contracts

The ideal candidate will have:

  • Experience working as an Assistant Conveyancer or similar role or working within a busy Residential Conveyancing Department
  • Ability to input information quickly and accurately
  • Proven customer care skills
  • Ability to work efficiently and multi-task
  • Be a team player but also be confident to work on your own
  • Knowledge of Microsoft Office
  • Knowledge of Aim Evolution accounting package
  • Knowledge of Mattersphere document management system
